A BIG SPACE IN THE RIGHT PLACE!
The
South Humber Bank is the last remaining strategic development site
fronting a deep water estuary in the UK and comprises the largest
employment land allocation in Yorkshire. It is attracting significant
global interest, with a predicted £3billion of investment over
the next ten years.
AHP is central to the future strategy of the public authorities
and a principal feature in the Regional Development Agency sponsored
South Humber Masterplan. AHP is in single private ownership and,
following an acquisition process that commenced in 1999, now extends
to 819 hectares (2,024 acres – 3.0 square miles) and has
a river frontage of over 4km (2.5 miles).
The
landholding, given its proximity to the UK’s largest port (Immingham
- less than 2km from AHP), its own river frontage, its sheer scale
and Central UK location, represents a significant resource of
national significance.
IT IS HAPPENING RIGHT NOW!
To date some £50m has been invested in AHP but that is only the
start.
The first phase of development encompassed 111ha of the 327ha
‘southern’ site. This is now fully operational as a major centre
for vehicle storage and distribution. GBA – a market leader in
the field – are the principal tenants and are handling a wide
variety of makes and models.
The second phase planning application – covering 1,500 acres
at the larger northern site – was approved
by North Lincolnshire Council in summer 2011.
Included in the proposals are plans for a wide range of developments
designed to provide the services and logistics facilities needed
for the continuing development of the South Humber Bank.
However the most significant element of the AHP project surrounds
the development of up to 1,500m of deepwater quays. Designs and
costings are at an advanced stage and the approval process, which
is underway, is being strongly supported by both the Humber Local Enterprise Partnership and the local Planning
Authority (North Lincolnshire Council).
The project - the ABLE MARINE ENERGY PARK is generating
significant and complimentary commercial interest and enquiries
- a situation that will escalate dramatically when the project
is formally sanctioned – and offers considerable economic development
opportunity on a national scale:
a) The proposed Marine facility will attract
new business opportunities to the UK with major prospects within
the Renewable Energy Sector including Offshore Wind Turbine manufacture
and installation.
b) It will add a competitive dynamic to a UK
Port Industry that currently has only a small number of major
players and owners.
c) It will add to overall UK Port capacity –
an essential factor in the medium and long term – confirmed by
the recently published UK Government Report, Modern Ports: A UK
Policy.
d) It will be developed and managed as a multi-user
facility designed for flexible and varied use – with the potential
to exploit bespoke and specialist requirements as well as more
conventional port traffic.
